This project involved the full conversion of two large, metal garage-style buildings into modern, climate-controlled self-storage facilities. The scope included constructing a complete thermal envelope within the existing structures, adding interior corridors, and building out hundreds of storage units in a variety of sizes.
New, state-of-the-art Type 13 wet and dry fire sprinkler system were installed in each building, along with a high-efficiency mechanical system featuring energy recovery ventilators (ERVs) and ductless mini-split HVAC units to maintain consistent temperature and humidity control.
All demolition and construction were completed within an active RV and boat storage facility, requiring strategic phasing and precise coordination to maintain full tenant access and uninterrupted operations throughout the project.
